The solicitor for Spring Mills Estates pointed out to the board the application in front of them was a modified plan containing 40 lots. rather than the original 55, each with an average size of 1.6 acres, and including three open spaces, totalling more than 17 acres. and the fear of creating a whole new community. The new plan replaced five lots fronting on Bayview Avenue with one lot of 14 acres.
